Nasty weather hasn't been able to stop our team of experts from nearing completion on the 417 Idea Home.

Nailing Down the Details
Rain, snow and tornadoes haven’t stopped our crew from forging on with building the 417 Idea Home. We started with just a lot in Branson Hills and are excited to see the house taking shape. Here is a sneak peek at the special features that will contribute to making our dream home truly innovative.

Strong Entrance
The exterior doors (the front door will go here) will be iron with an iron frame—a type of door that has been extremely popular on the coasts and is just now finding popularity in our market. “They almost feel like opening a castle door,” says Alesha Gonzales of JAG Architectural Products. Gonzales also says that because the doors are iron and not wood, there won’t be any maintenance issues or deterioration. “It’s just a really solid door that is unique and beautiful,” she says. All of the exterior doors and windows are from and installed by JAG.

Seal of Approval
The exterior windows were installed by JAG with the Precision Fenestration Installation Program, which provides AAMA certification for the home. “It has to do with the way they flash it and seal it and caulk it,” says Alesha Gonzales of JAG Architectural Products. “Probably only about 10 percent of the homes in the area are actually installed per AAMA guidelines. It helps prevent energy loss around the window. The insulation of the window is almost as important as the window you install.” A window manufacturer does not have to uphold a warranty if the window has not been AAMA-installed. All of JAG’s products are installed by an AAMA-certified installer.

Keeping Cozy
What you can’t see is the semi-rigid open-cell spray foam insulation. Yes, it’s a mouthful, but it has many benefits.  Installed by Ozark Construction Supply Company, this spray foam creates a more efficient insulation than the padding you might be used to seeing. The foam can reduce heating and cooling costs anywhere from 40 to 50 percent, reduce the amount of heating and cooling equipment needed by 30 to 40 percent, and it will also seal cracks and joints as it expands out. Another added benefit is it helps reduce outside noise and dust accumulation.

Growth Spurt
Originally planned to be a third the size, the 417 Idea Home is now a whopping three floors with a total of 11,602 square feet.

Buzz-Worthy
It sure doesn’t look like much now, but come July, a simple concrete wall will be the base for the cascading waterfall that will flow from the Williamses’ infinity pool—a creation of Precision Pools. Perhaps the most buzzed-about area of the 417 Idea Home, the entire outdoor area will have the pool as the centerpiece and will include a poolside bar, a fire place, a two-level hot tub and several seating areas. The area looks out onto the intersection of three greens of The Tribute Golf course in Branson Hills.
